Final Plat: Robbins-Suggs Plat 1 Location: 159 & 161 County Road 29 Owner: Bryan & Marolyn Robbins, Monica & Shannon Suggs Representative: Jeffcoat Engineers & Surveyors, LLC District 1 Miscellaneous: Adjourn: Approved 8/17/17 Prattville Planning Commission July 20, 2017 Minutes Page 1 of 2 CITY OF PRATTVILLE PLANNING COMMISSION MINUTES July 20, 2017 Call to order: Chairman Tim Smith called the meeting to order at 2:59 p.m. Roll Call: The secretary called the roll. Members present were Councilman Richard Cables, Chairman Tim Smith, Vice-Chairman Reuben Gardner, Mrs. Paula Carpenter, Mr. Mark Hindman, Mr. Roy McAuley and Mr. Bobby Nelson. Absent: Mayor Bill Gillespie, and Chief Dallis Johnson. (Quorum present) Staff present: Mr. Joel Duke, City Planner and Ms. Alisa Morgan, Secretary. Minutes: Mr. Gardner moved to approve the minutes of the June 15, 2017 meeting. Mr. McAuley seconded the motion. The motion passed unanimously. Old Business: There was no old business for discussion. New Business: 1. Preliminary Plat: Dawson’s Mill Plat 1 Location: MLK Drive and Moses Road Owner: Dawson’s Mill, LLC Representative: Larry Speaks & Associates, Inc. Greg Gillian of Larry Speaks & Associates, Inc., petitioner’s representative, presented the preliminary plat for Dawson’s Mill Plat 1. He stated that the sketch plan for the proposed developed was approved under PUD zoning. He stated that the presented preliminary plat proposes 109 lots as approved at sketch plan. Chairman Smith opened the public hearing. There were none to speak. The public hearing was closed. Mr. McAuley introduced a resolution recommending approval of the preliminary plat of Dawson’s Mill Plat 1 and moved for its approval. Mrs. Carpenter seconded the motion. Mr. Duke stated that comments from the staff review were provided to the engineer. He recommended approval of the preliminary plat. After no further discussion, the vote was called. The motion to approve passed unanimously. 2. Preliminary Plat: Robbins-Suggs Plat 1 Location: 159 & 161 County Road 29 Owner: Bryan & Marolyn Robbins, Monica & Shannon Suggs Representative: Jeffcoat Engineers & Surveyors, LLC There was no representative for the preliminary plat, therefore, Mr. Duke presented the preliminary plat of Robbins-Suggs Plat 1. He stated that the previous owner sold the two lots totaling 3.5 acres out of a larger 28 acre parcel as a meets and bounds transfer. The submitted plat is a means of correcting the improper subdivision of the property. He stated that the owner has been advised that Approved 8/17/17 Prattville Planning Commission July 20, 2017 Minutes Page 2 of 2 no further lots from this larger tract is to be divided without proper subdivision process. He recommended approval of the preliminary plat. Chairman Smith opened the public hearing. There were none to speak. The public hearing was closed. Mr. Gardner introduced a resolution recommending approval of the preliminary plat of Robbins- Suggs Plat 1 and moved for its approval. Mr. McAuley seconded the motion. After no further discussion, the vote was called. The motion to approve passed unanimously. 3. Final Plat: Robbins-Suggs Plat 1 Location: 159 & 161 County Road 29 Owner: Bryan & Marolyn Robbins, Monica & Shannon Suggs Representative: Jeffcoat Engineers & Surveyors, LLC Councilman Cables introduced a resolution recommending approval of the final plat of Robbins- Suggs Plat 1 and moved for its approval. Mr. McAuley seconded the motion. After no further discussion, the vote was called. The motion to approve passed unanimously.
