There may be additional requirements placed on the property through the Site Plan Review process to address development regulations & access. A. BACKGROUND Case No. ZN 2019-20 Applicant: City of Prattville Representative: Scott Stephens Property Location: Hollybrooke subdivision off of Old Ridge Rd Property Identification Number: Property Size: 83 acres +/- Current Future Land Use Map (FLUM) Designation: Low Density Residential Current Zoning District: FAR (Forest, Agricultural, Recreation) Proposed Zoning District: R-2 (Single-Family Residential) Existing Land Use: Single family residential CITY OF PRATTVILLE Planning Department Staff Report Rezoning ZN 2019-20 Page 2 B. ANALYSIS: Proposed Use: No proposed change C. STAFF COMMENTS: Several properties in the Hollybrooke subdivision were annexed as part of the State’s local legislation in 2018 (Act# 2018-183). Upon reviewing the area to establish initial zoning on the recently annexed lots, it was realized that the entire neighborhood was zoned FAR, which is not the best zoning for this neighborhood. Upon further examination, it appears that Hollybrooke was built to R-2 standards. An informational meeting was hosted at City Hall on October 10th to answer any questions from residents.
