Blake Rice of Barrett-Simpson, Inc., petitioner’s representative, presented the sketch plan of Glennbrooke 9. He 55 stated that the remaining smaller lots have been removed and an amenity site has been added on the pond. He 56
stated that garages in this phase will be predominately side entry. 57 58 After no further discussion, the vote was called. The motion to approve passed unanimously. 59 60 3. Annexation: Glennbrooke 961 Location: South of Old Ridge Road adjacent to Glennbrooke 8 62 Owner: David L. Avant/Diane R. Kenneth White, Jr, of Flowers & White Engineering, LLC, petitioner’s representative, presented the 112 preliminary plat of Magnolia Ridge Subdivision. He stated that the property received sketch plan 113 approval formerly known as the Thrash Property (February 18, 2021). 114 115 Mr. White addressed questions posed by the public to address the entrance, utilities, price range, and target age 116 for the development. These questions were received by the Chairman prior to the meeting. 117
118 Chairman Smith opened the floor for public comments. There were none to speak. The public hearing was 119 closed. 120
121 Mayor Gillespie asked about the plans for the property east of the proposed development. Mr. White stated that 122 a stub street has been provided for future development, but there are no current plans for development. 123
124 Mr. Mullins introduced a resolution recommending approval of the preliminary plat of Magnolia Ridge 125 Subdivision and moved for its approval. Mrs. Carpenter seconded the motion. 126 127 After no further discussion, the vote was called. The motion to approve passed unanimously. 128 129

Mr. Stephens proposed to the Commission a work session to continue discussion on the proposed re-write 131
of the Zoning Ordinance, Article 7. The Commission voted on a tentative date of Wednesday, August 4, 132 2021 at 11:30 at the Doster Center. 133 134 Mr. Stephens introduced Jason Fondren, consultant with KPS Group, who presented for discussion, the proposed 135 revisions of the Zoning Ordinance, Articles 7. 136 137 Councilman Chambers was excused at 4:35 p.m. 138 139 Mr. Mullins moved to send the remainder of the discussion to work session previously scheduled. CITY OF PRATTVILLE PLANNING COMMISSION WORK SESSION MINUTES August 4, 2021 The meeting began at 11:45am at the Doster Center. Members present were Tim Smith, Reuben Gardner, Dallis Johnson, and Ken Daniel. Staff present: Scott Stephens, Darrell Rigsby, and Tommie Williams. Jason Fondren, KPS Group, lead the discussion of proposed Article 7, Use-Specific Regulations.
Mr. Stephens announced that the next regular meeting of the Planning Commission would be August 19th.
The meeting adjourned at 1:12pm.

Kingston Road. Drive access will only be allowed via Birdsong Street.

Staff Comments:
This proposed preliminary plat, Birdsong 2, is proposing to subdivide a single 0.673 acre parcel at the northern corner
of Birdsong Street (a private street) and Lower Kingston Road into two single family parcels. Lot 1, totaling 0.308
acres will be at the corner of the intersection and extend back along Birdsong Street and Lot 2, totaling 0.365 acres
will have a 30’ drive access to Birdsong Street. Both lots have frontage on Birdsong and Lower Kingston. Staff have
requested that the driveway access be on Birdsong and not Lower Kingston. This proposed plat meets the
requirements of the Subdivision Regulations and Zoning Ordinance and staff recommend approval.
