Planning Commission Resolution for Master Plan Riverfell PUD Amendment (PH 5 and Agenda 1)RESOLUTION Master Plan Riverfell PUD May 1, 2023 Whereas, Halieus, LLC has presented a master plan of Riverfell PUD for consideration by the Planning Commission; and Whereas, the proposed development is located inside the city limits, on the eastern/southeastern side of Highway 82 E, east of McQueen Smith Road and west of Constitution Avenue; and Whereas, the Planning Commission recommended approval of the preliminary master plan on July 21, 2022; and Whereas, the Prattville City Council approved the preliminary master plan and PUD zoning on September 6, 2022; and Whereas, the city department heads have reviewed and commented on the proposed master plan. Now, Therefore, Be It Resolved, that the City of Prattville Planning Commission hereby makes the following findings that the proposal substantially conforms to or meets: 1. The comprehensive plan. 2. The intent, objectives, flexibility, and general requirements of the Planned Unit Development District. 3. The proposal is conceptually sound in that it meets a community need and conforms to accepted design principles in the proposed street system, land use configuration, open space system, and drainage and utility systems. 4. There are adequate services and utilities available in the construction of the development. Now, Therefore, Be It Further Resolved, that the City of Prattville Planning Commission hereby approves the Riverfell PUD Master Plan as submitted with the proposed amendments, including the provisions for multi -family structure height, conditioned on the amendments being approved by the City Council.
