EVALUATION/COMMENTS: Proposed Use: The applicant is requesting to pre-zone a 70.27 +/- acre parcel located on the south side of County Road 4, between Hwy 14 and Echlin Blvd, to a zoning classification of FAR (Forest, Agricultural, Recreation). Street Connectivity: Parcel has approximately 130’ of road frontage to Autauga County Road 4. Water/Sewer: Public water is available to this site. Public Sewer is not currently available to site and will require private septic systems. E. COMPREHENSIVE PLAN: The subject site has a Future Land Use Map (FLUM) designation of Low-Density Residential. On April 15, 2021, the Planning Commission adopted an updated Prattville Comprehensive Plan. The Future Land Use Plan and Map in Land Use + Transportation section (pg. 40) of the document shows the subject parcel in a Low Density Residential FLUM zone and surrounded by Low Density Residential and General Industrial to the south (International Paper). The property is currently unincorporated. The proposed Zoning Map Amendment to FAR meets the general fabric of the area. PLANNING STAFF EVALUATION Reviewed by: Darrell Rigsby, Senior Planner Recommendation: Approval. This proposed Zoning Map Amendment meets an adopted consistency of the surrounding land use of the Comprehensive plan calling for a Low-Density Residential Land use. Zoning Map Amendment requires final approval from the City Council with recommendation from the Planning Commission.
